Renovation of an educational facility in Mocksville, North Carolina. Completed plans call for the renovation of a educational facility.
Roofing replacement project at Pinebrook Elementary school. Location - 477 Pinebrook School Road Mocksville, NC 27028 1. Existing Conditions: The building is occupied and will remain occupied during construction. a. Roof Area 1: consists of a metal deck, a 2 3/4 " layer of isocyanurate insulation, a mechanically attached EPDM roof membrane, a 1/2 " layer of expanded polystyrene and a mechanically attached TPO membrane. b. Roof Area 1B: consists of a metal deck, a 2.6" layer of isocyanurate insulation and a mechanically attached TPO membrane. c. Roof Area 1C: consists of a lightweight insulated concrete deck on metal form board, 1/2 " wood fiber, and EPDM membrane, a 1/2 " layer of expanded polystyrene and a TPO membrane. d. Roof Areas 2 and 4 : consist of a metal deck, a 2 3/4 " layer of isocyanurate insulation, 1/2 " wood fiber, a mechanically attached EPDM roof membrane, a 1/2 " layer of expanded polystyrene and a mechanically attached TPO membrane. e. Roof Area 3: consists of a structural concrete deck with a 2" layer of adhered isocyanurate insulation and a fully adhered TPO membrane. f. Roof Area 5: consists of a metal deck, a 2.6" layer of isocyanurate insulation and a mechanically attached TPO membrane. 2. Demolition: All unused equipment and penetrations shall be removed, and the deck repaired as specified herein and/or as shown in the detailed drawings. Roof Areas 1, 1B, 1C, 2, 3 and 4: a . Remove the existing roof assembly to the deck. b. Roof area 1 and 3 : Remove existing ladder and platform over mansard wall. Roof Area 1 : a. Partially remove metal mansard panel and substrate at drain discharges. b. Cut existing drainpipe as indicated in detail drawings to redirect discharge. Roof Area 3: Remove existing oversized HVAC curbs to the deck. Roof Area 5: a. Cut existing membrane at mechanical attachment and remove membrane. 3. Renovation/New Construction All deck surfaces must be prepared according to the manufacturer's recommendation for attachment prior to installation of new roof material . Roof Area 1 : a. Mechanically attach a base layer of 2.6" isocyanurate insulation to meet minimum uplift requirements per UL, FM Global , or equally accredited uplift testing. Install a one-eighth inch (1/8") per foot tapered isocyanurate insulation with a one and one- half inch (1-1/2) minimum thickness in foam insulation adhesive. Install crickets, saddles and a one quarter inch (1/4") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive. Fully adhere new fleece back PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. b. Re-install drain discharge with no-hub connector, install new pre-finished metal flashing on mansard wall , and discharge cover and as shown in detail drawings. 1) Insulate new drain discharge pipe inside of plenum space as required by code. 2) Install slip pads below all drain discharges per manufacturers' recommendations. Roof Area 1B: a . Mechanically attach two layers of 2.6" isocyanurate insulation to meet minimum uplift requirements per UL, FM Global , or equally accredited uplift testing. Install crickets, saddles and a one quarter inch (1/4") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive. Fully adhere new fleece back PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. Roof Area 1C: a. Mechanically attach a modified bitumen base sheet to meet minimum uplift requirements per UL, FM Global, or equally accredited uplift testing. Install a layer of one-quarter inch (1/4") per foot tapered isocyanurate insulation with a one and one- half inch ( 1-1/2) minimum thickness in foam insulation adhesive. Install crickets, saddles and a one quarter inch (1/4") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive. Fully adhere new fleece back PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. 1) Install an expansion joint between Roof area 1 and Roof area 1C as shown in detail drawings Roof Areas 2 and 4: a. Field: Mechanically attach a base layer of 2.6" isocyanurate insulation to meet minimum uplift requirements per UL, FM Global, or equally accredited uplift testing. Install a one-eighth inch (1/8") per foot tapered isocyanurate insulation with a one and one-half inch ( 1-1/2") minimum thickness in foam insulation adhesive. Install crickets, saddles and a one quarter inch (1/4") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive. Fully adhere new fleece back PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. b. Perimeter: Mechanically attach a base layer of 2" isocyanurate insulation to meet minimum uplift requirements per UL, FM Global, or equally accredited uplift testing. Install an additional layer of two-inch (2") isocyanurate insulation in foam insulation adhesive. Install crickets, saddles and a one quarter inch (1/4") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive. Fully adhere new fleece back PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. Roof Area 3: a . Fully adhere a modified bitumen base sheet to meet minimum uplift requirements per UL, FM Global, or equally accredited uplift testing. Install a base layer of 2.6" isocyanurate insulation in foam insulation adhesive. Install a layer of one-quarter inch (1/4") per foot tapered isocyanurate insulation with a half inch (1/2") minimum thickness in foam insulation adhesive. Install crickets, saddles and a one quarter inch (1/4") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive. Fully adhere a new fleece back PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. b. Install new HVAC curbs to fit existing units. c. Install two (2) new premanufactured metal ladders as recommended per manufacturers' instructions for access to Roof Areas 2 and 4 as shown in the project drawings. Install one ( 1) crossover ladder as indicated on the project drawings. Roof Area 5: a. Mechanically attach a layer of 2.6" isocyanurate insulation to meet minimum uplift requirements per UL, FM Global , or equally accredited uplift testing. Install crickets, saddles and a one quarter inch (1/4") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive. Fully adhere new fleece back PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. General Notes: Contractor will be responsible for these items within the area of the specified scope of work. 1) Install all metal trim and accessories as specified herein and/or as shown in the detail drawings. 2) Brush clean and paint all gas lines. (Tow coats of safety yellow) 3) Raise existing gas lines, electrical conduit, curbs and soil vents as required to accommodate new roof system. 4) Employ a licensed and bonded mechanical contractor to cut loose and reconnect refrigerant and electrical lines as required. 5) Employ a licensed electrician to disconnect, extend or remove electrical lines as required. ( Raising powered curb units, Removing abandoned electrical lines, etc.) 6) Removed abandoned curbs and equipment and repair deck as required. 7) Install new p-trap and condensation lines to the nearest drain. All condensation lines to be schedule 80 pvc and mounted to line supports to create positive drainage. 8) Install new prefabricated aluminum access ladder per manufacturer's recommendation. Question Deadline 10/06/2026 Bid for the construction of the Work is in doubt as to the true meaning of any part of the proposed Contract Documents or finds discrepancies in or omissions from any part of the Contract Documents, they may submit to the Architect a written request for interpretation or correction thereof, no later than 7 calendar days prior to the receipt of Bids. aspirational goal of MBE 10%, WBE 6%, and SBE 5%
