All questions regarding this project must be submitted to the Architect via email by October 8, 2026. All questions will be answered in an Addendum that will be issued on October 13, 2026. A Bid Bond or certified check in an amount equal to five percent (5%) of the total of the bid is required . Certified checks should be made payable to Greater Kingsport YMCA. The successful bidder will be required to execute acceptable Performance and Payment Bonds in an amount equal to one hundred (100%) percent of the contract price The Owner reserves the right to accept or reject any or all bids received, to waive any informalities in bidding and to re-advertise. According to construction documents prepared by CainRashWest Architects and described briefly and in general as: Site work, foundations, metal stud and gypsum board walls, stone veneer, EPDM roof, architectural casework, paint, floor finishes, doors, acoustical ceilings and electrical, mechanical and plumbing systems. Work consists of, but is not limited to, the following: Site work. o New plastic laminate casework. oNew LVT flooring and rubber base. oPainting, sealants, and finishes. New suspended, acoustical ceiling tile. o Metal stud and gypsum wallboard construction. o Solid core wood doors and hardware. o Hollow metal door frames. o Aluminum windows. o Glass and glazing. oToilet accessories and grab bars. oCorner guards and wall protection. o Fire extinguisher cabinets and extinguishers . oAll miscellaneous, related HVAC, Plumbing (including sprinklers), and Electrical work as required to provide a fully functional and habitable space. The project consists of alterations and addition to the YMCA facility. The renovation scope impacts both existing floors and includes approximately 10,782 S.F. of existing space. Existing spaces shall receive selective demolition of existing walls, floors, ceilings, and finishes, and provide new interior construction to include new finishes, ceilings, lighting, and minor HVAC rework. This scope will also include 9,790 S.F. of new space. The new space will include infilling with a new second level within existing open space, the addition of a new classroom with second level offices and a new multi-purpose space. New Work consists of foundations, metal framing, roofing, CMU, brick veneer, EIFS, doors, frames and finish hardware, aluminum storefront, metal stud and gypsum board, floor finishes, painting, acoustical ceiling, mechanical , electrical and plumbing.
