Cleaning of lead-containing dust or residue, stabilization and encapsulation/painting of lead-containing materials, complete removal/replacement of lead-containing materials, and general renovation work at multiple single-family homes. OHA is soliciting bids for a variety of interior and exterior construction at single-family homes at multiple locations in the City of Omaha. The purpose of this work is to address lead hazards identified through XRF and dust wipe testing. Depending on the location , work may include stabilization and encapsulation of leadcontaining materials, complete removal/replacement of lead-containing materials, general renovation work, or a combination of all of these. Lots 2-5 also include postconstruction cleaning and clearance testing. Locations are organized into five lots. Contractors may bid on one or more lots; contract award will be made by lot on the basis of the lowest total bid for all locations in the lot. The general lot descriptions below are for convenience; see the detailed scope of work provided for each location for complete information. Some locations include more than one kind of work. 1. CLEANING ONLY (22 locations): Testing has identified lead-containing dust or residue in certain areas, but has not identified any source of lead. Specified areas require cleaning and clearance testing , but no construction work. 2. PAINTING (9 locations): Lead hazards in materials that OHA has deemed not suitable for replacement. Specified areas require stabilization of painted surfaces by scraping and priming as appropriate, then repainting to encapsulate hazards. 3. INTERIOR WORK (11 locations): Lead hazards in interior materials such as doors, trim, railings, sills, etc. Lead -containing materials must be removed and replaced with new materials. 4. EXTERIOR WORK (6 locations): Lead hazards in exterior components such as doors, windows, trim, siding , and related components. Lead-containing materials must be removed and replaced with new materials. 5. RENOVATION (3 locations): Includes a variety of work on hazardous and nonhazardous materials. GENERAL: Repair or replace any exterior or interior drywall , trim, siding , or related components that were 1 ) required to be removed as part of the scope of work, or 2) were inadvertently damaged during construction. o Contractor shall perform post-construction cleaning such that the area will test free of lead residue upon project completion. (OHA contracts with a third party to perform clearance testing.) WINDOW REPLACEMENT: o Remove old windows, trim, and related materials; install new, full-frame replacements appropriately sized for each opening o Wrap, insulate, caulk, flash, seal , and otherwise weatherproof installed windows in accordance with manufacturer specifications, code requirements, and industry standards o Install new mini blinds in each opening using a recessed installation method , unless otherwise approved by OHA. OHA shall supply mini blinds and mounting hardware based on Contractor's measurements. DOOR REPLACEMENT: o Remove existing door, jamb, trim, and hardware o Install new pre-hung door, trim, and location-appropriate hardware (passage knob, privacy knob, deadbolt, peephole, etc.) o If exterior door, remove and replace threshold o Exterior knob-sets and locks may be re-used if in good condition and otherwise appropriate; if replacement is required, Contractor shall furnish the new lock to OHA for re-keying prior to installation. BATHROOM RENOVATION : o Remove and replace vanity, countertop, sink, mirror, and hardware (e.g. towel bar, toilet paper holder, etc.) o Remove and replace existing surround and tub or pan If there is a window in the tub or shower surround area, eliminate the window by removing it, framing in the opening, drywalling the interior opening , and covering the exterior opening with an appropriate panel or replacement siding. o If a bathroom window is eliminated, install an exhaust fan in the bathroom that vents to the outside. Replace bathroom flooring with sheet vinyl o Remove tub/shower and surround , install new fiberglass tub and surround o Replace faucets, shower valve, plumbing supply lines, and shutoff valves o Paint walls, ceiling, and trim o Replace light fixtures o Replace toilet
