Architectural: Work includes demolition of existing gypsum board and glass block partitions to redevelop the existing office space through the construction of three (3) new enclosed offices, and redevelopment of the entrance lobby/breakroom area. Architectural work also includes full interior repainting with localized wall patching as required, installation of new carpet tile, vinyl plank, and ceramic tile flooring, acoustic ceiling tiles, kitchen and boardroom millwork and backsplash, and doors and hardware. Electrical: Work includes the replacement of existing fluorescent lighting throughout the office with new LED lighting, including associated controls, occupancy sensors, and dimming controls. Work also includes electrical modifications associated with the construction of three (3) new offices, including new receptacles and voice/data outlets. Electrical work further includes revisions to existing fire alarm , security, exit lighting, and emergency lighting systems as required to accommodate the renovated layout. Mechanical : Work includes modifications to the existing HVAC, controls, and sprinkler systems to accommodate the construction of three (3) new offices including new HVAC zoning, thermostats, supply air distribution, return air provisions, and sprinkler system revisions. Work also includes rebalancing of the existing HVAC system , revisions to HVAC zoning and controls within the central office area to improve temperature regulation, corrective work to existing perimeter heater controls, and relocation of fire extinguishers as required.
