If questions require a formal response, written responses will be issued to registered respondents in the form of an addendum. The Town of Bethel seeks qualified architectural firms to provide professional services for the assessment, concept development, design, bidding, and construction administration of a complete roof replacement at the existing Town Highway Garage facility located at 1 Sympaug Park Rd. The facility was originally constructed in 1977 and consists of two one-story prefabricated building areas totaling approximately 24,790 square feet (See Attachment A). The selected firm shall evaluate existing conditions, develop roofing and structural modification options, prepare construction documents, include required structural , MEP, and environmental consultant services, and provide construction-phase observation and closeout support. The final roofing solution shall meet applicable codes and provide a minimum 20-year warranty while maintaining building operations during construction. Any design services associated with fire suppression work, horizontal translucent panels, vertical metal panels, or upgrade to a 30-year warranty shall be identified and priced as add alternates and shall not be included in the base scope unless authorized
