The former Wyman School property includes the former school building and surrounding land at 679 Main Street, Woburn, Massachusetts. Prior records identify the building as approximately 35,500 square feet on approximately 3.6 acres, subject to verification by respondents. The property is owned by the City of Woburn and is located in the R-2 zoning district. The original portion of the building dates to the late nineteenth century and is an important historic feature of the property. There is no current historic deed restriction on the property. However, as part of any final agreement, the selected respondent will be expected to provide a deed restriction, preservation restriction, covenant or similar instrument acceptable to the City and held by the City. The intent of the restriction is to preserve the exterior architectural character of the original historic portions of the building. The City is open to creative reuse of the building and broader site and is not requiring one specific use or development program. Respondents are encouraged to submit proposals that are compatible with the surrounding neighborhood, consider the property's relationship to Central Square, Main Street, nearby neighborhoods and surrounding public spaces and provide a clear community benefit. Proposals may include a mix of uses, including private development components, provided the overall proposal serves the City's long term interests.
