New construction of an approximately 7,000 SF one-story waterfront seafood market with approximately 5,520 SF of exterior patio, deck, and boardwalk areas. Work includes demolition and redevelopment of portions of the existing site; new and resurfaced asphalt paving, parking, sidewalks, plaza areas, landscaping, fencing, site lighting and utilities; deep concrete pile foundations; cast-in-place grade beams and elevated concrete floor; wood and structural steel framing; TPO and standing-seam metal roofing; fiber cement/EIFS exterior construction; storefront/windows/doors; public food hall and vendor stalls; full commercial kitchen and foodservice equipment; fire protection; and complete plumbing, HVAC, electrical, communications, security and fire alarm systems. Boardwalk structural work is under a separate contract, with decking/sleeper scope included where shown. Project consists of the demolition of portions of an existing parking lot, including paving, curb and gutter, drainage structures, light poles, and plantings. Adjacent areas will be protected during demolition. Site work will include new parking, plaza, and landscaped areas, as well as site signage, lighting, and fencing. New work includes a new building which will be supported on a deep pile foundation system with cast-in-place concrete grade beams and an elevated cast-in-place concrete floor. The concrete floor will extend on multiple sides of the building to create occupiable deck spaces. Above-ground work includes the construction of a new 1 story wood and steel framed superstructure with a mix of low-slope membrane roof and steep-slope metal roofs. Exterior walls will be clad with fiber cement siding. Openings will be thermally broken aluminum storefront and fiber-composite windows. Assembled stairs and cast-in-place concrete ramps will comprise the vertical circulation from grade to elevated first floor. Construction will be unprotected (5B) and equipped with a NFPA-13 sprinkler system . The building will contain public market space, food vendor stalls, administrative areas, and a full commercial kitchen. Grease traps will be included to treat kitchen outflow. Finishes will include sealed concrete, sheet vinyl, tile and carpet floors, painted drywall , acoustic ceilings, with custom casework and metal fabrications, and other Work indicated in the Contract Documents.
