Comprehensive residential renovation including gutting, framing, extensive replumbing, electrical work, drywall, and finish carpentry. Replace all outlets, switches and cover plates throughout the home with new white ones. Install all new wired smoke detectors. Install a combination smoke CO detector in the hallway outside the bedrooms. Ensure that all are operating correctly. Run wiring and add dedicated breaker for smoke detectors to meet code. Manual: 1.00 EA 2 Install new circuit to power a new electric baseboard heater in the utility closet. Include installation of the heater and thermostat 3 Manual: 13.D.7. 1.00 EA Remove all hardware in the ceilings and walls throughout the house. Patch all holes, repair all bad spots, patches and texture throughout the house. Clean and prime all walls and ceilings with a sealing primer. Paint all ceilings a flat ceiling white and all the walls a satin finish . Wall color to be determined. Manual: 1.00 EA $ 4 Supply and install new light fixtures in bedrooms and living room. New light fixtures to be a minimum 1500 lumen each. Manual: 1.00 EA 5 Install new cabinets, formica counter tops and all plumbing as needed. Include a garbage disposal , Delta kitchen faucet, main kitchen light and light over the sink. Main light to be at least 5000 lumen and the sink light to be at least 600 lumen. Cabinets and counter top will be provided as per attached plan 6 Manual: 1.00 EA $ In the bathroom, remove the existing drywall with tile on the walls. Replace all drywall with new moisture resistant drywall and finish . Drywall over the opening for the small linen closet. That space is to be incorporated into the closet for the middle bedroom. Manual: 1.00 EA 7 Install the provided vanity and top in the bath. Supply and install a new toilet, medicine cabinet, light bar, vent fan/light unit, and bath hardware. Include all associated plumbing and fixtures including vanity faucet and tub shower faucet. Light bar to be at least 3 bulb and vent fan must vent to exterior of the home. Faucet shall be either Kohler, Delta or Moen. Bath hardware shall include toilet paper holder, 2 - 24" towel bars, a hand towel ring, and a shower curtain rod . Keep tub , replace surround with new tub surround unit. 8 Manual: 1.00 EAnstall appropriate drywall around electrical panel. Finish to match existing walls and ceiling.
