Replacement of roof coverings at various designated Town buildings and Fire Department facilities. SCOPE OF WORK The intent of this project is to replace twenty-three (23) existing shingle roofs at various Town-owned building locations. In addition, there would be possibly three (3) shingle roofs and one (1) Single-ply Membrane roof to be replaced if additional funding is approved. The building locations and corresponding addresses are identified in the "Addresses" section of this document (pg. 7). The selected Contractor shall provide all labor, materials, equipment, tools, permits, and other services necessary to provide a 100% turn-key roof replacement at each designated location. The Contractor shall remove and properly dispose of the existing roofing materials as necessary and furnish and install new asphalt architectural shingles. A minimum 30-year lifespan architectural shingle is preferred on existing shingled roofs and a minimum 20-year lifespan on rubber composed material for exiting membrane roof coverings. All roofing materials will be new, commercially manufactured, and appropriate for the intended application. The Contractor shall provide all necessary underlayment, flashing, drip edge, ventilation components, fasteners, sealants, pipe boots, vents, and other accessories required to provide a complete and watertight roofing system. All materials shall be installed in accordance with the manufacturer's written instructions, applicable building codes, and industry standards. The final shingle color and product selection shall be coordinated with and approved by the Town designee prior to installation. The Contractor shall inspect the existing roof deck following removal of the existing roofing materials and shall replace deteriorated or damaged decking as necessary to provide a proper and compliant installation.
