The Project includes seismic improvements to all areas of the building. The improvements will be constructed over two summer phases in 2027 and 2028. Send all question and bids to bids@robcon.com Background Checks/Badging Requirements: Subcontractor is responsible for all costs associated with background checks/finger printing/badging. Please note that these clearance requirements are only good for 1 calendar year and will need to be repeated for work performed in Summer 2028. All badging requirements must be completed before the contractor can perform work onsite. Insurance Requirements: BSD is supplying and paying for project insurance. No subcontractor costs for insurance need to be carried in the proposal unless the scope is specifically not covered in the OCIP program (abatement). After award of contract, subcontractor must enroll in program prior to mobilization to site. Contract Award and Pricing Requirements: Formal approval to proceed with contracts will be given by BSD in early January 2027, with contract awards being issued by the end of February 2027. Subcontractor proposal pricing needs to be guaranteed through contract award. Please note that with the project spanning two years, contractor proposals need to account for potential price escalation of materials/labor in bid proposal. BSD will not entertain claims of price escalation later in the project. Roofing Scope Clarification: Garland Roof Replacement: Contractor is responsible for supply of all materials. Tremco Roof Replacement: BSD will be providing Tremco roof membrane. Contractor is responsible for supplying all other materials (fasteners/insulation/etc.) The project has a COBID participation goal of 15%.
