Schedule: Work is scheduled to start December 1 , 2026] and shall be completed by April 30, 2027. restore and coat existing modified bituminous roofing system with application of approved primer and silicone coating system. provide walkways as indicated on drawings, including additional coating with approved granules/aggregate embedded in wet coating. provide 4" yellow safety stripe coating as noted on plans. existing skylight, flashing, and curb to remain; provide clear sealant coating on skylight. contractor shall perform infrared moisture scan of existing roof prior to coating application to verify substrate conditions and comply with manufacturer warranty requirements. prior moisture scan (may 2026) is provided for reference in project manual; new scan is required. identify, remove, and replace all wet insulation and deteriorated materials with new compatible assemblies, including modified bitumen patching as required. verify substrate is clean, dry, and suitable to receive coating only demo amount/area that can be reinstalled in the same day to ensure the existing roof remains dry. project consists of targeted repair and restoration of existing building envelope systems to address water infiltration and aging materials. work includes the following: through-wall flashing repairs: remove and replace deficient through-wall flashing at select locations. see roof plans for extents; provide new flashing with end dams and proper integration with wall and roof systems, building up edge rise wall curb elevation as required. all masonry parapet to masonry rise walls transitions: remove and reinstall for masonry as required to accomodate installation of stainless steel saddle flashings. see roof plans for transition types. roof drains: provide retrofit drain inserts at existing roof drains, including preparation of existing drain bodies, installation of inserts, and integration with roofing system to provide watertight connections. provide positive slope as required to eliminate ponding at drains. masonry and sealant repairs: remove and replace deteriorated sealant at control joints, and penetrations; prepare and repair masonry substrates as required to receive new sealant, backer rod, and backerseal all work shall maintain continuous waterproofing and air barriers and be coordinated with existing construction to provide positive drainage no modifications to primary structural systems are included.
