Gaffney Lane Elementary School is a modernization of an unoccupied campus for Oregon City School District, transforming both the building and site to better support learning. The project includes extensive interior renovations featuring modernized classrooms, expanded library and learning commons, special education and social-emotional learning spaces, Family Resource Center, renovated cafeteria, kitchen and servery, upgraded restrooms, new mechanical and electrical systems, roofing replacement, accessibility improvements, and targeted structural upgrades. Site improvements include new accessible playgrounds, enhanced outdoor learning and recreation areas, improved pedestrian circulation, campus security enhancements, and landscaping. MEPFS Contractors shall provide Design-Assist services throughout the design and budgeting process. The selected MEPFS Contractors shall serve as active members of the Project Team, collaborating with the Owner, Owner's Representative, Architect, CM/GC, and other Design-Assist trade partners to develop coordinated, constructible, and cost-effective building systems. Contractors shall provide technical expertise, budgeting, scheduling, constructability reviews, and value engineering throughout design while assisting the Project Team in maintaining the Project budget, schedule, and design intent. For Design-Assist scopes, the Architect and Engineers of Record retain responsibility for the design of record except for specifically identified delegated-design items. For Design-Build scopes, as a part of Phase I, the responsible trade contractor shall furnish the engineering and permit documents expressly required by the applicable bid package.
