The selected Developer will be responsible for all activities necessary to finance, design, entitle, construct, own, operate, and maintain The Ranch Affordable Housing Development in accordance with applicable laws, regulatory requirements, funding requirements, City development standards, and subsequent agreements with the City. The Developer will be responsible for securing project financing; conducting necessary due diligence; obtaining required entitlements, permits, and approvals; retaining and managing its development team and contractors; completing design and construction; and maintaining required affordability restrictions and regulatory compliance for the applicable affordability period . The Developer shall designate a primary representative to serve as the City's point of contact during the negotiation, entitlement, and development process.
