Partial renovation of a 40,000 SF building including development of new office space, warehouse space, and exterior improvements. The work consists of: Existing Conditions: The Project consists of alterations to approximately 40,000 square feet of an existing facility located at 3901 Pine Grove Circle, Charlotte, North Carolina. Existing building and site improvements shall remain except where removal or modification is indicated in the Contract Documents. The building is occupied and will remain occupied during construction. Contractor shall coordinate the Work with Owner to maintain safe access to areas outside the limits of construction and minimize disruptions to ongoing operations. Demolition: a . Provide selective demolition and removal of existing construction, finishes, fixtures, equipment, and building systems as required to accommodate the proposed improvements, as indicated in the Contract Documents. Protect existing construction designated to remain. Renovation/New Construction a. Renovate existing building areas to provide new office and warehouse spaces, together with associated interior improvements, building system modifications, and exterior/site improvements. The Work includes architectural , civil , plumbing, structural, mechanical , fire suppression, and electrical improvements as indicated in the Contract Documents. Contractor shall furnish all material, labor, tools, supplies, equipment, transportation, superintendence, temporary construction of every nature, insurance, taxes, contributions and all services and facilities, unless specifically excepted, and install all materials, items and equipment required to complete the construction of the Project, as set forth in the Contract Documents and as required to provide complete and operational systems.
