Replacement of the existing roof at the Llano Regional Hospital. The successful Contractor shall furnish all labor, supervision, project management, materials, equipment, tools, temporary protection, transportation, demolition , disposal , permits, coordination, testing , subcontractors, and incidental work necessary to provide a complete Project. Mobilization, site logistics, protection, and temporary facilities. Removal and lawful disposal of existing tar-and-gravel roofing materials within the Project scope. Inspection, preparation, and repair of roof substrates as required by the Contract Documents. Installation of a complete TPO roof assembly, insulation, flashing , terminations, penetrations , edge conditions, accessories, and related components that meet Exhibit A, applicable codes, manufacturer requirements, and authorities having jurisdiction. Coordination with roof drains, scuppers, gutters, overflow provisions, and other drainage components. Removal and replacement or relocation of exterior HVAC ductwork required to obtain roofing access. Proper support, sealing, insulation, weatherproofing , and reconnection of replacement ductwork. Removal of designated abandoned mechanical equipment, ductwork, curbs, penetrations, piping, supports, and related components. Permanent closure and repair of unused penetrations and disturbed roof areas. Temporary weather protection and emergency protection measures. Protection of occupied areas and continuity of hospital operations. Daily cleanup, debris control , final cleaning , inspections, warranties, and closeout documentation.
