Renovation of a military facility in Calais, Maine. Conceptual plans call for the renovation of a military facility.
The work involves a full replacement of the TPO roof at the Calais IA Land Port of Entry due to severe wind damage. Tasks include removing all parapet wall grounding rods, grounding wire, top flashing, and temporary securing materials such as wood and pavers, which will remain government property. All roof penetrations will be prepared for removal while keeping the building operational. The existing TPO roofing, Dens Deck, and insulation panels will be removed and properly disposed of. After removal, the roof deck and parapet wall will be inspected, and a temporary weather barrier installed. The new installation will include approximately 30,400 square feet of 4-inch rigid panel insulation, ensuring all penetration points are sealed to prevent air infiltration. Approximately 30,400 square feet of 1/2 -inch prime Dens Deck will be installed, incorporating tapered insulation crickets and saddles per NRCA recommendations to correct drainage issues caused by undersized components. A new TPO roofing system of about 30,400 square feet will be installed using low-rise urethane adhesive (mechanical fasteners are prohibited due to the hollow core concrete deck), along with approximately 700 square feet of vertical TPO on parapet walls, totaling about 31,100 square feet. All penetrations will be properly sealed. Top flashing will be installed around the parapet wall with a new cap design to prevent wind intrusion, excluding the original metal cap and expanded metal trim. Grounding rods will be reinstalled, all penetrations finished and sealed, and the site cleaned of debris and staging materials. A site walk will be available once the solicitation opens. GSA seeks a local contractor from Maine, preferably from Washington, Hancock, or Penobscot County, but firms within commuting distance will be considered.
