College Street and Henderson Street Residences Renovations The University of South Carolina seeks to contract with a private developer to long-term lease seven university-owned historic residential structures. Five homes are located on College Street and two small apartment buildings front the Henderson Street corridor within the historic University Hill neighborhood district. Developers are expected to design, renovate, finance, operate and maintain the structures as short-term residential properties. The University of South Carolina (USC or University or Lessor) seeks to contract with a private developer (Tenant or Developer) to lease seven (7) university-owned historic residential structures. Five homes are located at 1710, 1714, 1716, 1718, and 1728 College Street and two apartment buildings at 814 and 816 Henderson Street. These residences occur within the eastern district of the campus between Henderson, College, Barnwell and Greene Streets within the historic University Hill neighborhood. The seven buildings and surrounding property are owned by the University and will be made available through a negotiated long-term ground lease. Being on the University campus, the residences are regarded as an extraordinary business opportunity to market to the many visitors to the campus. The Tenant/Developer shall design, construct (renovate and restore), finance, operate, and maintain the seven residential structures for hospitality and short-term residential occupancies. Residents are expected to be University visitors seeking overnight and relatively short visits and faculty or staff seeking temporary housing for a semester or an academic year. The residences shall not be leased to students as an alternative to on-campus or off-campus housing.
