The selected contractor will be responsible for providing labor and material for the selective demolition of existing finishes, and fixtures and replacement with new to include carpet, floor tile, wall tile, painting, sink, countertop, lavatory, light fixtures, etc. All work must comply with University Guidelines, State and Local building codes, and the provided drawings. See the attached drawings and specifications for the full scope of work. The Contractor and the University acknowledge and agree that time is of the essence in the completion of the Work. It is of utmost importance for the Contractor to complete the Work within the time set forth in the Contract. The Contractor understands and agrees that its failure to complete the Work within the required time will significantly impact the University and that the impacts, costs, and other damages resulting from that failure, and as damages arising from such failure cannot be calculated with any degree of certainty if the Work is not substantially completed by the date of Substantial Completion established, or within such further time, if any, as shall be allowed for time extensions in accordance with the provisions of the Contract Documents, the Contractor shall pay to the Owner as liquidated damages for such delay, and not as a penalty, $500.00 for each and every calendar day elapsing between the date fixed for Substantial Completion and the date of Substantial Completion shall have been fully accomplished.
