Renovation of a mixed-use development in Wise, Virginia. Completed plans call for the renovation of a 28,000-square-foot educational facility; and educational facility.

The University seeks to retain a Contractor to join our team to provide construction for the University in accordance with the provisions of the University of Virginia Higher Education Capital Outlay Manual. The Project Construction Documents are 100% complete (see Attachment D.6) and the University will award the Contract on a Competitive Negotiation Contractor - Fixed Price basis. This Project will include the complete renovation of the original library building for the College at Wise Nursing Program - approximately 28,000 square feet. The former library is an existing 2-story building, originally constructed in 1966 with a 1996 addition. The general scope of work includes: o Complete reworking of the floor plan, including removing interior partitions to create new spaces. o Updating/ replacing building systems to meet increased demands of the new layout and academic/ lab spaces including mechanical, plumbing, fire protection, and electrical systems with new heating and cooling, domestic hot water, electrical upgrades, and a new automatic sprinkler system and sprinkler room. o Demolishing and reconstructing existing bathrooms. o Replacing the roof. o Upgrading the fire alarm system as required to meet life-safety and code requirements. o Adding a plaza on both upper and lower levels. o Incorporating sustainability initiatives, including LEED measures. The intent is to meet the level of Certified. o Creating new openings in exterior walls and installing new windows. o Replacing existing windows and fully glazed entry systems with new aluminum-framed storefront and curtain wall systems with insulated glazing units. o Removing/ demolishing the existing central stair and infilling the stair opening. o Creating a new 2-story atrium and monumental stair elsewhere in the building. o Installing a new, large skylight above this stair at the second floor. o Demolishing and replacing the existing predominantly ACT ceiling systems. o Replacing lighting throughout, including exit signage, and site lighting at main entry locations. o Replacing and upgrading finishes. o Replacing and relocating the elevator to a more central position associated with the main entry sequence of the building making all floors accessible. The excavations for the new elevator pits inside the building will require underpinning and shoring. o Removing and replacing existing floor slab areas where required to install new under-slab utilities, new elevator pits, and new thickened slabs. o Reconfiguration of steel framing and new openings in the existing elevated slab to accommodate the relocation of the existing central stair and existing elevator. o Relocating entrances on both levels to improve access to new interior layouts. Relocate the new main entry to the north side of the second floor. Relocate the first floor, lower-level plaza entrance, to the NW corner of the 1966 building. o Providing exterior site improvements for the upper-level plaza at the new main entry and the lower-level plaza entrance. o Coordination with campus operations of construction activity at lower-level plaza for campus deliveries and pedestrian activity. o Coordinate scheduling with CAE, a nursing school equipment vendor, who will outfit the teaching areas for nursing on the second floor, the skills nursing, simulation labs, and exam rooms. CAE will furnish and install cameras, speakers, and microphones for procedure recordings with cabling in above-ceiling racks back to the Simulation Control Room for exam rooms and simulation rooms. CAE will also furnish and install a dedicated IT rack for simulation headend equipment in the Simulation Control Room. Construction is anticipated to begin in summer 2022 and be completed in fall 2023
