New construction of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a 300,000-square-foot, 29-story above grade, 282-unit multi-residential development; and two-story below grade, 352-space parking garage.
Construction of a 29-storey affordable housing apartment building at Block 36 North City Place/ Railway Lands, immediately north of the Library District condos development in the CityPlace area. Currently a vacant lot. The site is 1,537 sq m (0.38 acres) in size, development will be located at Queens Wharf Road, Bathurst Street, Fort York Boulevard. The site is located in the CityPlace neighbourhood, to the north is the Rail Corridor and to the east and south is high density residential and retail. The 21,593 square meter building would primarily be residential space, with 282 rental units and associated services plus 851 m2 of amenity spaces. The units are proposed in a mix of 15 studios, 137 one-bedrooms, 102 two-bedrooms, and 28 three-bedroom units. The remaining 307 square meters would be dedicated to a community space wrapping around the north end of the ground floor, positioned to provide views of the Downtown skyline to the east, and future park spaces to the west and to the north atop the adjacent rail corridor. TIMELINE: A rezoning application was submitted to the City of Toronto March 2021 and has been approved. CreateTO Board of Directors approved this project as part of a revised HousingTO 2020-2030 Action Plan which aims to develop five housing-ready sites under a public builder model, chosen for their strategic locations that offer potential for significant community and economic benefits. As of November 2023, Toronto City Council is considering a Staff Report that is looking at Generational Transformation of the Toronto Housing System to Urgently Build More Affordable Homes, which includes plans to build an additional 65,000 new rent-controlled homes across the city for low and middle-income households in collaboration with non-profit housing organizations. The competitive market offering will find a private non-profit developer partner who will build the project. Site plan approvals will be sought by the awarded developer spring 2024. Design, tender and construction timing is undetermined pending council approvals and funding. *The project was proposed as part of the second phase of the city of Toronto and CreateTO Housing Now initiative, the latest element of the City of Toronto HousingTO 2020-2030 Action Plan, a comprehensive ten-year blueprint to address affordable housing issues in Toronto, ranging from homelessness to rental and ownership housing to long-term care for seniors. The Subject Site forms part of the Danforth Garage Master Plan, endorsed by the CreateTO Board in May 2019, and adopted by City Council on June 18, 2019.
