Site work, paving and new construction of a mixed-use development in Sioux City, Iowa. Completed plans call for the construction of a hospitality development; for site work for a hospitality development; and for paving for a hospitality development.

The project is located at 1021 Bluff Road, Sioux City, IA and includes a 103,827 s.f. building constructed with a Pre-engineered Metal Building and typical structural framing. The BASE BID will consist of a large sports / expo area in one room, a climbing wall room, restrooms, locker rooms, storage, loading docks, and will house the Parks and Recreation Department offices for the City of Sioux City. Bid Alternate No. 1 will be to replace the KEE roof system with a 60 mil EPDM roof system. Bid Alternate No. 2 will be to remove the canopy, structure, and related items. Bid Alternate No. 3 will be to remove the Telescopic bleachers. Bid Alternate No. 4 will be to remove the upper viewing platform, exterior corridor, stairs, and LU/ LA lift. Bid Alternate No. 5 will be to provide asphalt surface parking in lieu of concrete paving. Bid Alternate No. 6 will be to replace the KEE roof system on the Pre-Engineered Metal Building with standing seam metal roof and PEMB roof insulation. Bid Alternate No. 7 will be to add Pre-Engineered Metal Building liner panels full height of the wall above the 19’-6” panels on the interior walls of the PEMB expo room. As of December 13, 2017, this project is in construction documents. The project is expected to go out to bid in March 2018, but an exact date and time has not yet been established. A firm timeline for construction has not been established, but construction is not expected to begin prior to spring 2018.
