Renovation of a clubhouse / community center in Seattle, Washington. Completed plans call for the renovation of a clubhouse / community center.

This is a phased project that includes preconstruction services, building stabilization, and architectural and programming upgrades at the existing community center. The project will utilize the GC/CM contracting procedure defined in RCW 39.10. Question Deadline 04/10/2026 at 5:00 PM PT *Previous solicitation listed below for reference:* Loyal Heights Community Center Renovation Design Services substantial renovations to the Loyal Heights Community Center (2101 NW 77th St, Seattle, WA 98117). The center features a spacious gymnasium, fitness room, preschool spaces, a teen room, and a kitchen. It offers a range of programs including the Little Seeds Preschool, which provide creative, nature-based learning experiences for young children and Loyal Heights Cooperative Preschool, a parent-led initiative that supports early childhood development. The estimated construction contract amount (CCA) for the project is $17.5 million. Question Deadline 04/04/2025 at 11:59 PM PT All questions are to be submitted through Online. The City may reject any or all submissions with no penalty. The City may waive immaterial defects and minor irregularities in any submitted response. The renovation project will upgrade aging building structures, convert building mechanical systems from fossil fuels to electric, improve accessibility, and renovate several interior programming spaces to ensure that the center can continue serving the Loyal Heights community for decades to come. Building Stabilization This scope aims to upgrade the building structure for life safety, replace failing components of the building envelope, and extend the life of the building by another fifty years: potentially including but not limited to: o Seismic upgrades o Full roofing assembly replacement o Exterior masonry wall repair and insulation o Full window and exterior door replacement o Domestic piping replacement Electrification and Decarbonization This scope aims to replace fossil fuel usage with clean energy and upgrade existing electrical systems to meet the needs of added mechanical and electrical equipment. o Potential new 1200-amp, 208-volt power service o New HVAC systems o Roof upgrades to support new mechanical systems and solar readiness Interior Improvements This scope will improve and expand program flexibility through selective renovation of interior spaces, which may include: o Lobby o Restrooms o Toddler, Daycare and Preschool Rooms o Fitness Room o Multipurpose and Teen Rooms o Kitchen Accessibility This scope will upgrade site features to meet accessibility and universal design standards, which may include: o ADA parking and pathway improvements o Exterior restroom access improvements
