Site work, new construction and renovation of a mixed-use development in Edmonton, Alberta. Conceptual plans call for the renovation of a stadium; conference / convention center; for the construction of a hospitality development; multi-residential development; and retail development.

Redevelopment of City-owned lands (160 acres) in northeast Edmonton. The lands encompass the Coliseum hockey arena lands, the EXPO Centre conference and trade show facility, a casino and horse racing track with stables, the Old Timers Cabin, including ancillary parking areas. This is the second largest urban infill redevelopment site in Edmonton. Conceptual plans call for transit-oriented development to include mixed use residential (ground-oriented, vertical mixed use and horizontal mixed use), a cluster of mixed uses including education & culture (15 acres), commercial innovation and event space, and light industrial/LRT facility. Plans also call for the reconfiguration and expansion of the Borden Park. Various infrastructure investments proposed include the construction of two new LRT stations at 115 Ave and 119 Ave to replace the current Coliseum LRT Station; transformation of Wayne Gretzky Drive; road access at 115 Avenue across the LRT Tracks and grade-level crossing at 120 Ave across the LRT; and relation of the Light Rail Vehicle cleaning and storage facility from Cromdale Yard to a site adjacent to Wally Footz Field. The two major demolition projects include the Coliseum and the Northlands buildings. Following the demolition of the Coliseum, the site is expected to be used for large outdoor events, parking, and staging. TIMELINE: A planning framework has been developed by the consultant and the City Council has approved the implementation strategy. Avison Young has been engaged to oversee the first phase of land sale for ground oriented residential use (Parcel 1A at 11302 -79 Street NW, and Parcel 1B 11239 - 11325 79 Street NW). The due date for submissions from interest proponents is Wednesday, June 21, 2023. Further update may be available in fall/late 2023. Construction value is undefined.
