Renovation of an educational facility in San Francisco, California. Completed plans call for the renovation of a educational facility.

The HSIR Seismic program is composed of three (3) separate and distinct and individually scoped projects (each sometimes identified by the Project Numbers PRJ-000132, PRJ-000161 and PRJ000162), to seismically retrofit, repair, and provide critical fire and life safety requirements in the Health Science Instructional Research (HSIR) towers, specifically: PH HSIR EXTERIOR REPAIRS PHASE 1 (PRJ-000132): This project scope includes patching and repairing exterior concrete ledges and recoating the areas for HSE and HSW. This work is located on the exterior above grade floors of both HSE and HSW, and the elevator tower. PH HSIR LIFE SAFETY IMPROVEMENTS (PRJ-000161): The proposed project will address the most critical egress issues and make improvements to the fire sprinkler system, the fire alarm system, emergency response system, emergency egress lighting, fire smoke barriers and other related building systems and components. This work is located on the interior floors including the roof of the HSIR complex. PH HSIR SEISMIC IMPROVEMENTS (PRJ-000162): The improvements of HSE and HSW seismic performance from a seismic rating level IV to a seismic rating of level III. The major improvements include building structure seismic improvements, building utilities system seismic improvements and research lab equipment seismic anchorage improvements. This work is located on the exterior and interior of the HSIR complex. The Health Sciences Instruction and Research (HSIR) complex includes two large high-rise research laboratory towers on the Parnassus Heights Campus. The towers, designated as Health Sciences East (HSE), floors 1-16, and Health Sciences West (HSW), floors 2-16, each has a stair and mechanical tower, connect to a central elevator tower with support services. The elevator core also connects to the Medical Sciences Building on every floor. The building complex was constructed in 1966 and provides approximately 440,000 gross-square-foot of laboratory spaces, lecture halls and other support spaces to the University. The project delivery method will be CM at Risk. As noted above, the HSIR Seismic Program shall be managed as three (3) separate and distinct Projects with Design Build Subcontractors for critical systems. It is the University's intent to utilize design/build delivery for the major subcontracts (mechanical, electrical, plumbing, building controls, fire protection, life safety/fire alarm, and telecommunications and data systems).
