Plans call for a mixed-use community on 10.5-acre site. Prosper Portland has pledged an investment of up to $13 million for a team of private developers to construct an intergenerational, largely self-sustaining community. Generations, an assisted living community; the David Douglas School District, which would generate a new K-5 school; and a collaboration between Mt. Hood Community College and Warner Pacific University. Warner Pacific is interested in developing a college of nursing in addition to year-round adult education programs. Plans also call for infrastructure costs such as roads, sidewalks, utilities and structured parking. As of May 28, 2025, the board approved on 11/6/24 the purchase of a 5.2-acre property along the west side of Northeast 102nd Avenue near the intersection with Pacific Street for $10.6 million. The term sheet includes an option for Cody Development Corp. to buy the property within five years, subject to certain conditions.
