Revitalization of the 2-storey retail podium at the 19-storey, student residential tower - 'The Charles Promenade'. The podium currently houses offices on the 2nd level and retail on the ground floor. The scope of work includes; Interior alteration of existing ground floor level retail spaces to eliminate interior public corridor and reconfiguration of retail units for principal streetfront access. Interior expansion of existing loading and garbage areas to improve commercial delivery access and to accommodate interior waste storage. Ground floor addition to existing student residence entrance lobby, with fully renovated landscape exterior space serving the new entrance. Minor expansion to retail frontage facing Balmuto Street. Full recladding and renovation of podium level exterior facades facing Balmuto St, Charles St W and Yonge St. frontages, including introduction of new commercial signage program. Removal of existing parkade exterior exit stairwell and replacement with new fully enclosed interior stair exit facility within the building. Decorative enclosure of adjacent exterior gas meter rig. Renovated exterior hardscaping finishes at existing Yonge Street public entrance plaza (including new feature building signage monument), and interior renovation of existing ground floor commercial lobby. TIMELINE: Construction began early summer, 2022.
