Site work and new construction of a water / sewer project in Granbury, Texas. Completed plans call for the construction of a water / sewer project.
The City of Granbury Is Proposing to Upgrade as Well as Expand Its Water Treatment Plant (Wtp), Which Is Located in the City of Granbury. The Existing 2.5 Million Gallon per Day (Mgd) Facility Is Being Expanded to 5.0 Mgd. While Time Is Always of the Essence, the City Wishes to Obtain a Balance Between Expedited Construction and Maximizing Cost Efficiency in Construction and Construction Manager At-risk Has Been Chosen as the Project Delivery Method That Will Allow the City to Best Meet the Time and Budget Constraints of This Important Project. It Is Expected That the Construction Manager At-risk Will Achieve This Through Seamless Collaboration with the Owner and Design Engineer During All Phases of the Project. Phase One Services Generally Consist of Value Engineering, Design Reviews, Cost Estimating, Schedule Development and Management, Risk Management Planning as Well as Preparation, In-close Collaboration with the Owner, of a Gmp Proposal. The Gmp Proposal Shall Be Based on the Project's Design (Expected to Be No Less than 60% Level of Completion), the Owner Project Schedule, and Will Include Supporting Documentation, Such as Detailed Open-book Costing for the Gmp. Phase Two Services Generally Encompass Completing the Projects Construction and Performance Testing. Early-out Packages During Phase One Will Accelerate Phase Two Services for Those Packages. Phase One Services • Develop the Project Execution Plan, Including Project Schedule for Submittals, Equipment Delivery, General Construction, Equipment Startup and Performance Testing; • Perform Value Engineering and Design Reviews on Design Development Submittals in Conjunction with the Owner and the Design Engineer; • Prepare and Maintain a Project Cost Model and Submit Detailed Cost Estimates as the Design and Design Alternatives Are Advanced; • Prepare, Implement and Maintain a Project Risk Management Plan; • Submit and Negotiate Gmp Proposals for Performance of Phase Two Services (Includes Early-out Packages); And • Identify Project Permitting Requirements and Initiate Certain Permitting Activities (Anticipated to Be Limited to Stormwater Construction General Permit and Local Building Permits). Phase Two Services: • Perform Value Engineering and Constructability Reviews on Design Development Submittals in Conjunction with the Owner and the Design Engineer; • Procure Equipment and Subcontractors; • Secure Necessary Permits (Anticipated to Be Limited to Stormwater Construction General Permit and Local Building Permits); • Construct the Project; • Mitigate Project Risks; • Conduct Startup, Commissioning and Performance Testing; • Provide Operator Training; And • Provide One Year Warranty Coverage.
