Demolition, site work and addition to a library in Ellenton, Florida. Completed plans call for the addition of a 8,000-square-foot library; for the demolition of a library; and for site work for a library.

The project will provide expanded library services, flexible community meeting spaces, improved staff accommodation, upgraded technology infrastructure, and replacement of aging building systems. The CMAR shall ensure constructability of the project through comprehensive review of the completed design documents and provide quality assurance, quality control, scheduling, cost management, and construction administration services through project completion. The work generally includes, but is not limited to, the following: A. Site Improvements Reconfiguration of parking facilities to accommodate the building expansion. Landscaping, irrigation, signage, lighting, and site restoration. Utility relocations and utility infrastructure improvements. Stormwater system modifications as shown in the construction documents. Coordination with permitting agencies Maintenance of existing library operations and public safety during construction, as required B. Building Expansion Construction of a new library addition consisting of approximately 8,000 square feet that includes: Expanded library collection and stacking areas. Flexible multipurpose meeting rooms capable of operating independently from the library. Maker space and associated support areas. Catering/support kitchen. Public restrooms. New central public entrance and reception area. Enhanced circulation and wayfinding features. C. Existing Building Renovation Renovation of the existing library facility including: Complete interior demolition of non-structural elements. Reconfiguration of public and staff spaces. Teen and young adult areas. Children's library areas. Study rooms. Friends of the Library space. Staff offices and open work areas. o Staff break room and support spaces. o Public service and technology areas. Interior finishes, ceilings, doors , glazing, casework, and furnishings coordination. Exterior facade improvements and architectural modernization. D. Mechanical, Electrical, Plumbing and Technology Systems Replacement of existing HVAC systems serving the facility. New HVAC systems serving the addition. Replacement and modernization of plumbing systems. Replacement and modernization of electrical systems. o IT and communications infrastructure upgrades. Fire protection and life safety systems. Fire line modifications and utility coordination. Relocation and installation of sanitary sewer infrastructure, lift station components, grinder station coordination, and associated utility improvements. E. Exterior Architectural Improvements o New exterior finishes and facade enhancements. Entrance canopy structures. Architectural upgrades to create a cohesive appearance between the renovated facility and new addition. Exterior painting and restoration. Site furnishings and related architectural features. 1.04 CMAR SCOPE OF SERVICES CMAR services shall include pre-construction services, bidding services, construction phase services, project closeout, warranty administration, and all related services necessary to complete the project.
