Site work and renovation of a mixed-use development in Austin, Texas. Completed plans call for the renovation of a 181,000-square-foot educational facility.
This is a Rogers-O'Brien project. Awards will be made from this round of pricing. It is the first of three (3) Guaranteed Maximum Price (GMP) Packages for a New Replacement Middle/High School, approximately 181,000-gbsf, built on the same site of the existing Ann Richards School. This first GMP Package will include the following general Scope of Work items: Demolition, Existing Building Modifications, Earthwork, Erosion Control, Site Paving, Athletic Track and Infield (including associated equipment), Fences, Retaining Walls, Landscaping and Irrigation, Utilities. INSURANCE: This project will have a Contractor Controlled Insurance Program (CCIP). Please do NOT include Workers' Compensation or General/Umbrella Liability Insurances in your Proposal. Proposal (Bid) Bonds are not required. Payment & Performance Bonds are not required. Rogers-O Brien uses a Subcontractor Default Insurance program and as part of that Program, all Subcontractors must go through and pass a Pre-Qualification process prior to being offered a Subcontract Agreement. Substitutions and Value Management ideas are welcomed and encouraged for this process, HOWEVER, all Proposals must be in accordance with the Proposal Documents. Any Substitutions or Value Management items must be presented below the Base Bid as a Voluntary Alternate. A Project Schedule is included with the Proposal Documents, but it is expected that the Work for this Package will begin approximately the first week in April, 2019. The School must be completed and ready for occupancy by early-November, 2020. The second phase of the project will be demolition of the existing facility and associated sitework to finish the South side of the project site. Requests for interpretations, clarifications, corrections or changes in the Proposal Documents must be made in writing and submitted via email to the Pre-construction Manager, Attn: Justin Stewart at austinbids@r-o.com, NOT LATER THAN 2:00PM, Thursday, December 27, 2018. Responses to these will be issued in the form of an Addendum prior to proposal bid due date. All Proposals shall be valid for acceptance for a period of 60 calendar days after submission. Requirements and Values for these Goals will be issued with the Proposal Documents. All Proposals are to be submitted on the PROPOSAL FORM provided with the Proposal Documents. You may attach your Clarifications, Exceptions, etc. to this Proposal Form. A copy of the R-O Standard Subcontract Form of Agreement will be included with the Proposal Documents. No deviations or amendments to this Form will be allowed. This project is Tax Exempt as allowed by and in accordance with the applicable Laws of the State of Texas Comptrollers Office. A Scoring Sheet will be used by the Construction Manager to determine best value to the District for all Proposals received. The Scoring Sheet items and requirements are included with the Proposal Documents. All Proposers are required to complete the information required by this Document. The Construction Manager & Owner reserve the right to reject any or all bids and to waive any irregularities.
