Site work, new construction, renovation and addition to an educational facility in Kansas City, Missouri. Completed plans call for the addition of a educational facility; for the construction of a educational facility; for the renovation of a educational facility; and for site work for a educational facility.
As of July 3, 2019, a Construction Manager has been identified. Projects related to this RFQ are planned to all go out for bid in December 2019/January 2020 with an anticipated start in Spring 2020. The District is requesting qualifications from firms to provide a full range of services as Construction Manager at-Risk (CMR) during the planning, design, renovation and construction of school facilities. The District will retain a design firm(s) to provide all architecturally related services, and the CMR will be required to work with the District and design firm(s) during the planning phase, construction document preparation and the construction process. Project estimated cost: $48,000,000.00 This Request for Qualifications (RFQ) is the first step in a two-step competitive process by which the District will engage a CMR firm to provide construction management. Step one will consist of a request for qualifications, review of qualifications and selection of a short list of firms who will proceed to step two. Respondents are not to include fees, costs or price information in response to the RFQ. Step two will consist of a short list of firms asked to submit cost proposals in response to the District's Request for Proposals (RFP). The District will interview at least two firms who provide cost proposals before selecting a CMR. Interviews will take place on April 19, 2019, between 8:00 a.m. and 12:00 p.m. Time slots will be assigned by random draw. An outline containing questions for the interview is attached as Appendix B to the RFP. Respondents who timely provide their qualifications must understand that if they are selected by the District to provide an RFP, that Respondent's deadline to provide their proposals is two (2) days after the District's notification to Respondent that it has been selected to provide an RFP. A copy of the RFP is attached hereto as Appendix C. Interviews will be conducted on April 19, 2019. Firms that are selected to submit RFP will be scheduled to interview on FRIDAY, April 19th. Times will be drawn and assigned. Ownership of all data, materials and documentation originated and prepared for the District pursuant to the RFQ shall belong exclusively to the District and be subject to public inspection in accordance with the Missouri Sunshine Law. The selected firm shall provide construction manager at-risk services related to the following: (a) Planning, designing and construction of a new K-5 Elementary School of approximately 55,000 SF. (b) Planning, designing and construction of additions to existing buildings for educational instruction space. (c) Planning, designing and construction of addition to existing building classrooms for educational instruction and a full size elementary, gymnasium. (d) Planning, designing and construction of renovations to all existing buildings. (e) Planning, designing and construction related to athletic facility upgrades, and (f) Planning, designing and construction of additional projects related to bond and district capital planning during bond process.
