The purpose of this Invitation for Bids is to solicit bids to undertake restoration of an existing roof at a one-story school located in York County, VA . This project undertakes restoration of an existing roof at a one-story school located in York County, VA. Work includes repairing blisters and other surface defects in the existing multi-ply modified bituminous roof membrane, removing and replacing limited areas of the roof system, including insulation and coverboard, down to the existing metal roof deck, and providing a two-coat, reinforced, fluid-applied roof system over the Scope of Work Area. Limited roof replacement will take place at areas where existing roof insulation has been identified as wet by thermal photogrammetry. Additional repairs identified on the Drawings are included. Total roof area under this project's Scope of Work is approximately 55,165 SF, with approximately 38,565 SF included under Base Bid and 16,600 SF included under Bid Options. Repair work that involves noise-generating demolition and repair must be performed over summer months while school is not in session. Coating work and other non-noise-producing work shall also be undertaken while the school is generally unoccupied but may also take place while school is in session. The Contract Documents relevant to the work prepared by Hudson + Associates Architects are dated March 14, 2019.
