Renovation of a municipal facility in Duluth, Minnesota. Completed plans call for the renovation of a municipal facility.
All bids must be sealed and clearly marked, "BID FOR: ARDC 2019 RENOVATIONS", along with bidder's name, and must be accompanied by a certified check or bidder's bond in the amount of five percent (5%) of the net base bid amount, payable to the order of ARDC, as liquidated damages and warranty that the successful bidder will enter into a contract and furnish the usual Bonds (Performance Bond and Labor and Material Payment Bond) as required by the Request for Proposal within ten (10) days after Notice of Award of Contract. No Bidder shall modify, withdraw or cancel his Bid or any part thereof for thirty (30) days after the date designated for the receipt of bids. The Owner reserves the right to reject, for any reason including funding, any and all bids and to waive any defects or informalities in any proposal or bid and to award the contract to other than the lowest bidder, if in their discretion the interests of the project will be best served thereby. 1. If desired, the Contractor may schedule a site visit prior to submitting a quote. Please contact the Owner, Kristi Kane or Andy Hubley, to arrange a site visit. (218) 722-5545. 2. The selected Contractor is responsible for verification of measurements, and condition/locations of existing materials, and any other site conditions that may affect the work. 3. Contractor is to maintain all insurance as required by the State of Minnesota. Certificate of insurance will be required upon execution of the construction contract. 4. Work can begin immediately upon award of the Contract. The Owner desires the work to be complete in the early fall of 2019. Please include in your bid an indication of construction timeframe. 5. If hazardous materials are encountered, Contractor is to stop work immediately & notify Owner. Owner will be responsible for the removal & disposal of all hazardous materials. 6. Owner will relocate existing systems furniture items for demolition and installation. 7. The Owner intends to occupy the building during construction and the building will remain open to the public. 8. All work shall conform to the requirements of AIA Document A201 General Conditions of the Contract for Construction, 2007 Edition. 9. The Owner/Contractor Agreement shall be A101 Standard Form of Agreement Between Owner and Contractor where the Basis of Payment is a Stipulated Sum. 10. Applications for Progress Payments will be prepared by the Contractor on a monthly basis using AIA G702 Application and Certificate for Payment and shall be based on level of completion of the work. Retainage of 5% will be held from each application for payment until final completion. 11. The Contractor shall furnish a labor and material payment bond and performance bond equal to 100% of the Contract sum. 12. The Contractor is responsible for submitting for any required building/construction permits. Provide the following minimum documentation in your bid: 1. Grand total bid amount as a stipulated sum. 2. Bid bond. 3. Acknowledgement of any addenda. 4. Proposed construction timeframe. 5. Name, title, and signage of authorized signing officer
