Site work and new construction of a municipal facility in Austin, Texas. Completed plans call for the construction of a 101,673-square-foot municipal facility; and for site work for a municipal facility.
**As of February 14, 2022, this project has not yet been awarded, and may be on hold.** Teacher Retirement System of Texas (TRS) intends to occupy leased premises comprising 101,673 rentable square feet onthree entire floors in an office tower being built at 200 6th Street, Austin, Texas 78701. The tower is scheduled for shell completion in December 2020. With this RFP we are requesting proposals for a general contractor for construction of the tenant improvements in the space pursuant to the Work Letter in the lease. The TRS Project team members include: TRS (Tenant), Perkins+Will, Inc. (Architect) and its subcontractors and subconsultant, and ARPM, as TRS Project Manager. The Project consists of construction of open and closed office spaces, a conference center, additional conference rooms of varying size, reception area, cafe and break areas, print/production area, and required facilities, cabling, utilities tie-ins and infrastructure in the premises, building services access, equipment, and fixed amenities not otherwise constructed or provided directly by TRS or the landlord under the lease. GC team must be prepared to begin pre-construction services immediately upon selection by TRS. This Project will require 100% site supervision. Contractor will be subject to landlord's building rules (Exhibit B to the Lease Agreement). Contractor is required to perform criminal background checks on key personnel listed in the Mandatory Price Form and on any subcontractors. TRS may request copies or updates at any point during the term of the Contract. Questions regarding this Solicitation must be in writing and must be submitted to the TRS Contact Person specified in item 9 no later than July 15, 2019, 5:00p.m., Central time.
