The City of Florence (City) is seeking statements of qualifications from qualified and licensed General Contractors for the prequalification of firms to submit, at a later date, sealed bids on the renovation of the Carolina Theatre to be located at 129 South Dargan Street in Florence, SC. The City of Florence and the selected firms will discuss and review the design during a Pre-Bid Conference and Site Visit and will request sealed bids from the selected prequalified firms on the project. Renovation, demolition, concrete installation and flat work, roof membrane replacement, mechanical, electrical, and plumbing systems, millwork, and other finish work. The deadline for the submission of any and all questions and inquiries concerning this RFQ is February 28, 2023 at 5:00 pm. All questions must be directed to Lynwood F. The City of Florence is excited to complete the renovation of the Carolina Theatre, a contributing building to the historic district in Downtown Florence. The intent of this renovation is to update and modernize the building, while still paying homage to the historic elements throughout the structure. While this is not considered a historic renovation project, there will be elements of the building requiring preservation and renovation that are historic as part of the construction. The objective of this renovation is to create a multi-use venue space with its primary use being music, while still providing opportunities for many other uses. The scope of work includes, but is not limited to the following: o Renovation of 9,000 sf theatre o Demolition of existing sloped concrete floor o Construction of new tiered concrete floor o Roof membrane replacement o Demolition of existing mechanical, electrical, and plumbing systems o New mechanical system includes package rooftop air conditioners, VRF heat pumps, and a dedicated outdoor air unit o New electrical wiring and lighting throughout o New plumbing for 4 new restrooms and bar equipment. o New fire sprinkler system o Interior and exterior painting o Vinyl plank flooring o New metal stairs, handrails, and railings o Millwork includes a 25-foot bar, ticket office, and restroom counters o Aluminum storefront entry o Extensive gypsum drywall over 2-inch metal furring channels throughout theatre space o Approximately 5,000 sf of suspended acoustical tile ceiling o New theatre equipment including draperies, acoustical panels, and performance lighting Last day for questions.
