Renovation of a mixed-use development in Cedar Rapids, Iowa. Completed plans call for the renovation of a educational facility; conference / convention center; and hospitality development.

The project consists of furnishing the following supplies, equipment, and/or service. The project is for a single-prime contract consisting of a renovation at both the Hotel and Conference Center areas. Renovation work includes new interior finishes, ADA updates to guestrooms, construction changes at the lobby, Back of House access to the conference center, guest floor elevator lobbies, mill work changes, lighting replacement, and other architectural, plumbing, electrical updates. There are new doors both interior and exterior being added as well as hardware changes to the conference center movable wall system. Interior slab demolition will be required for plumbing changes at the lobby bar. An alternate is included for Civil work pertaining to a renovation of the outdoor patio space and lighting. The General Contractor will also need to coordinate with another contractor onsite with a separate FFE package. The Center will remain open for business throughout the multi-phased construction period. The bids are for a single Prime Contract (general, structural, mechanical, electrical, and civil) for the renovation of The Kirkwood Center, both the hotel and conference center portions. Bids shall be on a lump sum basis; segregated sub-bids will not be accepted. A public hearing will be conducted on October 10, 2019 at the Jones Regional Education Center, 220 Welters Dr., Monticello, Iowa 52310 at 4:30 pm at which time and place any person may appear and file objections to the proposed plans, specifications, form of contract and the estimated cost of said project. Work is anticipated to commence upon award of contract and be completed in multiple phases with multiple substantial completions through April 2020. Four of the substantial completion dates are subject to liquidated damages. Bid security in the amount of 5% of the total bid in the form of certified check, credit union share draft, or surety bond written on an original AIA Document A310, Bid Bond is required for this project. The successful bidder will be required to provide surety Performance and Payment Bonds in an amount equal to one hundred percent (100%) of the Contract Sum. The award of the contract may be made by Kirkwood Community College to any responsible bidder or bidders offering suitable supplies, equipment and/or service at the lowest price taking into consideration the quality of materials or service in the best interest of the Owner. The right is reserved to reject any and all bids, or any part thereof, and to waive informalities, and to enter into such contract or contracts as shall be deemed in the best interest of the Owner.
