The project consists of carrying out all work in accordance with the contract documents. Without limitation, the scope of work includes the addition of sprinkler heads in all apartments and common areas on the floors, the required pipes and modifications to the existing fire alarm network. The work will be carried out in a six (6) storey building, comprising 78 apartments for the elderly. During the works, the apartments will be occupied. Works duration According to the current schedule, work is expected to begin around May 2022 , but this date could be changed by the OMHM. In such a case, the modification cannot be used to justify a request for an extra from the successful bidder. The work must be carried out within a maximum period of 20 consecutive weeks from the date confirmed for the start of the work in the letter of engagement. Special conditions The architectural work will have to follow the progress of the work on the sprinklers in the dwellings in order to reduce the duration of the interventions to a minimum. Commercial kitchen and dining room work must be performed after 2:00 p.m. only. The OMHM is responsible for emptying the contents of the pantries and wardrobes at the entrance to each apartment. The OMHM is responsible for moving furniture and frames on the walls inside each apartment. The OMHM will retain the services of a security guard at its own expense on evenings when there is no water in the fire protection network. The contractor is responsible for putting up tarps to cover the furniture, carpets, surfaces, etc., to protect the surfaces from dust during the work. Bid bond 10% is required. Performance bond and obligation bond for wages, materials and services of each corresponding 50% is required.
