Renovation of a municipal facility in Seattle, Washington. Completed plans call for the renovation of a municipal facility.
The City of Seattle Department of Finance and Administrative (FAS), Capital Development & Construction Management Division (CDCM) seeks a consultant architect or engineer team to provide professional services to develop bridging documents for the Seattle Municipal Tower Elevator Modernization Program. The intent of the bridging document consultant is to develop project definition, technical requirements, cost estimate, schedule, and assistance with the development of selection criterion of Design Build technical qualifications to evaluate the Best Value for determination of contract award. Failure to raise concerns over any issues at this opportunity will be a consideration in any protest filed regarding such items known as of this pre-submittal conference. Questions and answers, as well as a sign-in sheet of pre-submittal attendees will be posted as an Addendum to the solicitation on eBid Exchange for all access. The Project will consist of the design and construction of upgrades and replacements of the elevators in the Seattle Municipal Tower. In order to continue to maintain a high level of functionality of the existing elevator system, the latest report recommends a sequential work plan for addressing the following scopes of work for all the elevators: 1. Refurbishment of machines for the DC gearless machines 2. Replacement of DC geared traction machines with AC geared traction machines 3. Door operator replacement to closed loop operators 4. Upgrade dispatch controls 5. Car lighting circuit upgrades 6. Overhead lighting 7. Installation of GFCI outlets where required 8. Elevator pit improvements 9. Concrete repair at elevator thresholds 10. Wayfinding 11. Elevator cab interiors 12. Interim maintenance of the existing Otis Elevonic 401 elevators and the new elevators, from project NTP until Substantial Completion of the last elevator bank (herein referred to as Interim Maintenance) 13. Warranty maintenance of the elevator system for a period of one year, starting from Substantial Completion of the last elevator bank (herein referred to as Warranty Maintenance) 14. Ongoing maintenance of the elevator system for a period of three years, starting from the end of the 1-year Warranty Maintenance (herein referred to as Ongoing Maintenance).
