Site work and new construction of a mixed-use development in Santa Cruz, California. Design plans call for the construction of a educational facility; and for site work for a educational facility.

As of January 31, 2024, the project is in predesign and seeking funding as per source. Once funding is secured, then project will move forward in design. The owner hopes to begin design services by the end of 2024. An architect has been selected. A general contractor has yet to be selected, however method of selection has not been disclosed. Although a firm timeline for construction has not been determined, the project is not anticipated to begin construction before the first quarter of 2027. Closed solicitation has been included below for reference. .............. Thimann Laboratories Building (CAAN 7116) and Thimann Receiving Building (CAAN 7118) were built in 1966 and currently provide approximately 91,400 GSF of instructional and research space. The existing building's instructional spaces are outdated and do not reflect current pedagogy. Thimann Laboratories was also seismically evaluated under ASCE 41-17 Tier 1 in 2018 and received a UC Seismic Performance level VI (Very Poor) which needs to be addressed to meet UC Seismic Safety Policy. The proposed project would replace Thimann Laboratories with a new Interdisciplinary Instruction and Research Building on a new site. The new building will be approximately 130,000 GSF. Additionally, a full building assessment will be required to determine the best course plan for the future of the existing Thimann Laboratories and Thimann Receiving buildings: i) demolish, ii) retrofit, renovate and repurpose, iii) discontinue use, stabilize and park for future renovations. The initial predesign tasks for the Design Professional will be to perform a full building systems assessment, including advanced seismic studies and inventory of all spaces + equipment. The Design Professional will team with a Strategic Planning/Visioning Specialist to engage campus stakeholders/community and develop a Detailed Project Program (DPP) and a Business Case Analysis (BCA). Additionally, the Design Professional will assist The University in the selection of building sites and prepare Area Plan Studies to determine best fit for new building. All Predesign tasks will be supported with cost estimating services as necessary for the University to develop full project budgeting. Only predesign services funding is available at this time. The University will evaluate Design Professional team's performance at the completion of predesign services. Interested firms will be required to submit a Statement of Qualifications (SOQ) and other documentation demonstrating related experience, using standard forms to be provided by the University. Every effort will be made to ensure that all persons have equal access to contracts and other business opportunities with the University within the limits imposed by law or University policy. Each candidate firm may be required to show evidence of its equal employment opportunity policy. The University reserves the right to request, receive, and evaluate supplemental information after the above time and date at its sole determination. The method of contractor selection has not been determined at this time.
