Renovation of an educational facility in Raleigh, North Carolina. Completed plans call for the renovation of a 7,800-square-foot educational facility.

As of January 25,2024, this project has not yet been awarded. A timeline for award has not yet been established. Renovations to the Don Ellis Building. Summary of Work A. Lyn Mitchell of Site Collaborative reviewed the site work: 1. Improvements for ADA compliance - parking, sidewalks, etc. 2. Grading and preparation for vehicular traffic. 3. Preparation for areas to receive mechanical equipment. 4. Landscaping trees / bushes - prepare site for NCSU installation of trees / bushes. Note that the existing planting bed this project will extend did not yet exist at the time of design, so some coordination will be required. B. Alicia reviewed hazardous materials: 1. Reports are included in the specifications. 2. Hazardous materials will need to be removed from the job site, see specifications and drawings. i. Asbestos containing door caulk and floor tile and mastic. ii. Lead containing glazing on interior glazed structural tile at the 2nd floor. C. Alicia reviewed the architectural work: 1. The project is a complete renovation of the interior. The building was constructed in 1950 as the Poultry Research Plant. Second floor walls were added in 1961 when it was converted to the Mycotoxin Laboratory. It was later modified to contain multiple large scale fish tanks. The moist environment contributed greatly to deterioration of finishes and exposed steel structure. 2. Most interior 1st floor walls will be demolished by GC (2nd floor by abatement contractor). 3. There is removal of existing raised mud bed and tile at 2nd floor where added over existing structure (site visit will assist in understanding this condition). 4. New elevator shaft and associated elevator machine room and new elevator. 5. New entry vestibule as an alternate. 6. New walls, new accessible restrooms, custodial rooms, breakroom and all associated finishes. 7. Except for the restrooms, there will be no ceilings on the first floor. All ducts and conduit will be exposed and must be tight to structure and neat. 8. 2nd floor - base bid is just stair walls, restrooms, custodial and HVAC system, alternates add finishes, lighting, ductwork and walls / doors for offices and conference areas. 9. Exterior - a Windows will be modified to provide glazing where it is non-existent, remove some operable awning windows for gas company requirements b New louvers will be supplied. c All exterior doors will be replaced. These and the new roll up door will be tied to new security system. d Damaged brick will be replaced and repaired. e Clean existing concrete entry. 10. Replace existing sanitary sewer piping between building and manhole. 11. Reconnect storm drain piping to downspouts. 12. Complete roof replacement is required - demo down to existing concrete deck, infill any existing penetrations not being re-used. 13. New fall protection will be provided at high roof and roof over boiler room. 14. New hanging canopy at the existing loading dock is an alternate. 15. New free-standing metal canopy at the outdoor work area is an alternate. D. Structural work was reviewed by Susan Russell of Lynch Mykins: 1. Repair existing columns 1st floor. 2. Patching / infill of concrete floor system - see details in the drawings. 3. New elevator shaft and machine room. New foundations will be below the existing building foundation - see details in drawings. 4. New vestibule (alternate) 5. New canopies (alternates) E. PME 1. John Quiocho of EDI reviewed the plumbing work: a Demo all current components, abandon/ fill all sanitary drain piping b Plumbing - all new components including RPZ c Reuse existing penetrations through roof but with all new piping and coordinated with new roofing installation. d Piping to be carefully coordinated with ceilings at restrooms 2. Mechanical a All new mechanical - 2 systems, one first floor, one second floor b Gas fired boiler, electric hot water heater c All duct at 1st floor in open areas to have hard jackets for painted finish d All exposed piping / insulation to be exposed is expected to be neat and clean in maximum length segments e All supports to be neatly arranged and coordinated all piping and conduits tight to the structure or fitted between the structure. 3. Electrical a Demolition of all existing components except CT cabinet and meter i. This includes all conduit, lighting, cabinets, and supports b All new lighting and power c New overhead lines are required to the existing weather head (the existing lines are greatly undersized). This work will be included in an addendum.
