Site work, new construction and renovation of a mixed-use development in Seattle, Washington. Completed plans call for the construction of a 70,000-square-foot educational facility; for the renovation of a 14,000-square-foot educational facility; and for site work for a educational facility.

Contruction began on March 11,2024. Vertical construction on the basketball training facility is expected to start in June 2024. Construction is expected to be completed in August 2025. Previous RFQ is listed below for historical purposes. The University of Washington (University or UW) is soliciting Statements of Qualifications (SOQ) from qualified design-build teams (which may include joint ventures) to design and construct the ICA Basketball Training/Operations Facility and H2P Center project. Project Description: The project will build a new, approximately 60,000 - 70,000 square foot Basketball Training/Operations Building providing practice courts, locker rooms, meeting rooms, coaches and support staff offices, recruiting lounge, and other spaces associated with the two basketball programs. The new building, along with a 14,000 square foot renovation of the weight room and Legends Center in Graves Annex, will also contain new support facilities for basketball and the other Olympic sport programs by ways of athletic training, strength and conditioning, sports medicine and rehabilitation, and nutrition. The Pavilion Pool building will be demolished and replaced with the new building which will be structurally independent from, yet connected, to the Hec Edmundson complex to allow for game day synergies between the two buildings. Creating a state of the art new facility will allow the UW Basketball programs to continue their success and ability to compete with the elite national programs. Goals The UW wants to engage with a design-builder in a robust goal-setting process at the beginning of the project. This early work is very critical, as all choices throughout the building process will be made on the basis of whether they further the realization of project goals. Current Project Goals are as follows: -Provide a first-class "home" for men's and women's basketball that makes the training and development of our student-athletes the top priority with dedicated 24-7 practice courts a primary driver. The facility will build champions, grow community and celebrate our Husky past, present and future. -The renovation and expansion of the Health & High Performance Center will allow our commitment to the performance and wellness of all student-athletes to be paramount. By synergizing the areas of sport performance, athlete training, nutrition and wellness we will better serve the physical and mental demands of our student-athletes. -Consolidate services to better serve the overall performance of our student-athletes and the university's commitment to Title IX. Construction of space must be developed in the best interest of the student-athletes and efficiently address their time demands. -The project will be cost effective and the facilities look and feel will be in alignment with recent ICA Capital Projects, which we call "Northwest Sensible." Architecture will flow with the ICA footprint and branding will align with our values." The Owner fully embraces the principles of collaboration and integrated project delivery that emphasize a cooperative approach to problem-solving. Toward that end, the UW expects the design-build team, as part of the project team, to deliver this project by creating a culture of open and honest communication, utilizing Lean principles efficiently and effectively, and establishing a collaborative environment where the project team contributes its best efforts for the benefit of the project as a whole. The design-build contract thoroughly incorporates Integrated Project Delivery terms, including sharing of savings, shared risk and reward, and an incentive program, and these terms apply to key consultant and trade partner team members, including the architect. The University of Washington Architectural Commission, established in 1957 to advise the University on the design of the University's campuses' buildings, landscapes, and urban amenities, will serve this advisory role on this shared project as well, as will the University's Landscape Advisory Committee. The proposal shall respond to the following criteria: Ability to provide performance and payment bonds for the project for at least the amount of the target Design-Build budget ($47 million) plus Washington State Sales Tax. The Proposer must submit a letter from its bonding company (surety) or its bonding agent indicating that the Proposer has the requisite bonding capacity in order to provide the required bond The University has an organizational Inclusion Goal of 20%, inclusive of 15% minority and women owned business, on all forms of procurement.
