Saving Project...

New construction and renovation of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a 217,388-square-foot, 18-story above grade, 279-unit multi-residential development; 7,905-square-foot, one-story above grade clubhouse / community center; and 10,527-square-foot, one-story above grade day care center.

Development of the site east of Coxwell on the south side of Queen which is comprised of the Beaches Employment & Social Services Centre and Children Services childcare facility and a closed road allowance. The proposed scope of work is expected to deliver 279 units including 93 affordable rental units in an 18-storey building. There will be 12,669 sf (1,177 sm) of indoor and outdoor amenity space. The existing childcare centre will expand capacity from 26 spaces to 62. A portion of the adjacent 1080 Eastern Avenue property is proposed to be used to provide a new driveway connecting to Eastern Avenue, with three levels of underground parking for the development. TIMELINE: CreateTO is working with the Housing Now initiative to develop this site. The community consultation meetings were held March 24 and June 10, 2021. A Request For Proposals from developers for this site may be issued in 2024. Rezoning was submitted by CreateTO to the city of Toronto initially in June 2021 and resubmitted November 2022, review is ongoing. Site plan submissions will proceed early 2025 when a developer is secured. Tender and construction timing is unknown.
