Demolition, site work, renovation and addition to a mixed-use development in Seatac, Washington. Completed plans call for the addition of a transportation facility; restaurant; retail development; office development; for the demolition of a transportation facility; for the renovation of a transportation facility; and for site work for a transportation facility.
Pursuant to RCW 39.10 the Port of Seattle will be accepting Proposals from firms to provide General Contractor/Construction Manager (GC/CM) services for the C-1 Building Expansion. The Port of Seattle intends to award a construction contract utilizing a competitive negotiation process authorized by RCW 39.10. The Port of Seattle has determined this Project meets the criteria established in RCW 39.10.340 for use of the GC/CM procedures. The C1 Building is an existing three-story building located between Concourses C and D. With limited land and facility constraints, this project reflects a unique opportunity to expand vertically and create needed facilities to meet current unmet demand for both passenger and tenant needs. The goal of this project is to expand the C1 Building and create an inviting destination for the travelling public, create leasable tenant office space, and premium lounge space. This project will construct four additional floors on top of the existing building and expand the C3 Hold room to accommodate additional passenger seating. This project will re-develop the existing concourse level space into a public facing destination featuring airport dining and retail and including core facilities like restrooms and public circulation. The building expansion will provide an additional floor of airport dining and retail opportunities, along with some non-commercial services like a meditation room/quiet space and a nursing mothers area. Upper floors of the expansion will provide office space and premium lounge spaces to accommodate today's unmet demand. The MACC determination with the GCCM will occur in 2022. Interviews Week of September 22, 2020 Notification of Intent to Award October 1, 2020 Preconstruction Services Agreement Executed October 29, 2020 The Port reserves the right to modify the schedule at any time The Engineer's estimate range for this project is $180,000,000- $195,000,000 Performance and Payment bonds will be required with the Construction Contract. The Port reserves the right to reject any and all proposal, to waive any informality, to accept any alternate proposals, and to make such award that it deems to be in its best interest and pursuant to the terms of the General Conditions. Contract time extends from Award of the contract through Contract Completion as defined in the General Conditions. A portion of this Contract requires work to be performed within an area of the Airport controlled for security reasons. All Contractor personnel working in restricted areas (including AOA, Secured, SIDA and Sterile areas) on this project shall have Port of Seattle airport-issued identification / access badges in accordance with Title 49, Code of Federal Regulations (CFR), Part 1540/1542 and the Airport Security Plan. Finalist should consider the impact of acquiring badges when preparing their proposal.
