Renovation of an educational facility in Marmora, New Jersey. Completed plans call for the renovation of a educational facility.

The Project consists of the Upper Township Primary School 2021 Roof Replacement, 130 Old Tuckahoe Road, Marmora, New Jersey 08223. The Work consists of a Roof Replacement including, but not limited to, the following (see the construction documents for details): 1. The Contractors are strongly encouraged to verify all existing condition, dimensions, and areas prior to submitting a responsive / responsible bid. Site visits can be arranged through the Director of Facilities, Allen Matthews, cell phone number is (609) 741-4031. This project must be completed on or before August 20, 2021. Proposals must be accompanied by a certified check, bank cashier's check, treasurer's check or Bid Bond in the form provided in the Contract Documents, with corporate surety satisfactory to the Owner, in an amount not less than 10% of the Base Bid. Performance and Payment Bond is required in the amount of 100% of Contract price for each Bond. A Two (2) year Maintenance Bond is required in the amount of 100% of the Contract. Bidding Contractors are strongly encouraged to visit the site of the Project before submitting a bid. Such site visit shall be for the purpose of familiarizing the Contractor with the conditions as they exist and the character of the operations to be carried on under the Contract Documents, including all existing site conditions, access to the site, physical characteristics of the site and surrounding areas Contractor shall locate all subsurface wires, cables, pipes and pipeline in and around the work area prior to construction at each site. See General Conditions Section 2.2.3 for additional information. Dispose of material according to state and local code and Section 01524 - Construction Waste Management. The Contractor shall survey, inspect and document all existing under-deck conditions (exposed decks and above existing accessible ceilings) at all areas of roof replacement at each school. Identify all conditions that may interfere with roof system installation, including equipment, conduit and wiring mounted tight to the underside of the deck. Coordinate all roof system fasteners and new penetrations to prevent damage to existing systems. Remove and re-install existing systems if necessary, to prevent damage. If existing systems are damaged due to new roof system installation, the Contractor shall be responsible for all costs to repair equipment and components of the damaged system to their original condition. Electrical systems must be repaired and/or refed by a licensed electrician. If data, security and/or fire alarm systems are damaged, the contractor shall pay all costs for repair, testing and programming to be performed by the Owner's vendor. Remove existing capped curbs, rails etc. as noted on the drawings and seal up openings. Provide structural frame, and deck to match existing roof construction. See drawings for details. Provide new modified bitumen roof system at areas indicated. Install new polyisocyanurate insulation. Minimum thickness shall be as specified per roof type and topped with a 1/2" recovery board. At areas indicated in the documents provide layers of tapered insulation to achieve slope as indicated on proposed roof plans. The new roof system will consist of one base sheet and SBS modified membrane. New metal fascia, coping, flashings, metal wall panels, etc. will also be installed to complete the roofing system. All metal work and roofing work is to be covered under the roof manufacturer's 20 year warranty. Provide crickets/gussets as indicated on the new roof plan. In addition, provide crickets to divert water around all roof penetrations/obstructions. Sections shall be tapered to achieve proper slope as indicated. Provide additional mechanical fasteners at all roof edges and roof corners to meet code requirements. Remove and reinstall all rooftop equipment (if required) to maintain a minimum of 8" above the finished roof surface; raising of equipment may be required to meet the minimum clearances. If required to be raised, disconnect electrical service and controls and extend wiring/controls as necessary to meet minimum curb heights as mentioned above and/or noted on drawings. Replace any wet roof insulation at existing EPDM roof systems as indicated on plans. No work On Site can be started until all permits are received. The existing school must be completely operational during the school year. This project must be completed on or before August 20, 2021 All construction preparation work, project startup, submittals, schedules, approvals, procurement, coordination and other preparatory tasks must commence immediately upon receipt of the Notice to Proceed or the date of the fully executed Owner/Contractor Contract, whichever comes first. The Awarded Contractor must be fully prepared to deliver and install all materials and equipment on the first day of the scheduled On-Site Construction period. The method of contractor selection has not been determined at this time.
