Project no: 201116.00, MC03-02-2, 2042 Project Summary: Construction of a new classroom building located on the north end of existing elementary school campus. The building will consist of 5 classrooms, two student restrooms, one staff restroom and several ancillary spaces. Site features including covered lunch area, bike corral, paving, hardscape, landscape, irrigation and fencing. The project is a ten month project scheduled to begin on 10/29/2021. This is a collaborative lease-leaseback contract which is governed by a guaranteed maximum price. Our approach to lease-leaseback requires all of the project team members - owner, design team, inspector, general contractor, and subcontractors - to together look out for the best interests of the project, solving problems and moving the project forward. Subcontractors shall be responsible for proactively identifying and resolving all minor conflicts and problems with the plans and specifications, both prior to bid and during the course of the project. All subcontract bidders must be prequalified with Landmark. At the time of bid, October 19, 2021, MEP subcontractors must be prequalified with the district. As always, we welcome any input the subcontract community may have with regard to value engineering alternatives, potential cost savings, and constructability. AB 1565 requires ALL General Contractors and M/E/P Subcontractors be prequalified, if the project is valued at $1 million or more and funded whole or in part with State Facility Bond funds. Public Contract Code 20111.6 requires the district to do so for certain projects. This applies MEP sub-contractors with the following licenses C-4, C-7, C-10, C-16, C-20, C-34, C-36, C-38, C-42, C-43, and C-46.The District must receive complete applications at least ten (10) business days prior to the scheduled bid opening on any advertised project in order for the candidate to qualify for a project in excess of $1,000,000 and partially funded by the State. Pre-qualification approval will remain valid for one (1) calendar year from the date of notice of qualification except as noted in the pre-qualification documents.
