Site work and new construction of a fitness / recreation center in Terlingua, Texas. Completed plans call for the construction of a fitness / recreation center; and for site work for a fitness / recreation center.

The project consists of an approximately 9,130 sf new building that will include a gymnasium, restrooms, coaches office, storage, and utility spaces which includes a mechanical mezzanine. Additional scope may be included in the project based on Owner's final funding numbers. Additional scope would include approximately 1,145 sf to include athletic and physical education locker rooms and additional storage spaces. The building will be a commercial structure consisting of expected slab-on-grade foundation, pre-engineered metal building steel framing, and interior CMU partitions. Additional Scope for the project includes minimal site paving for accessibility, site grading and storm water improvements, and utility work. Terlingua Common School District ("Owner") proposes utilizing the one step Construction Manager-At-Risk procurement process set forth in Section 2269.251-258 of the Texas Government Code. The scope of the work is described in the attached documents. The estimated budget for construction, which includes all CM AT Risk contractor fees and construction contingencies, is a base construction budget of approximately $2 million that may increase to $2.6 million department on Owner's final funding numbers. Project Manuals include selection criteria and detailed information regarding the project scope and what offerors are required to respond to when submitting their RFP responses. All construction must be completed by March 2022.
