A comprehensive project for Three Points Elementary School located at 4001 South Goldenrod Road, Orlando, Florida 32822. This project consists of remodeling, renovations and possible additions to the existing campus of approximately 92,600 GSF and thirteen acres to provide improved facilities to house educational programs which meet Orange County Public Schools Design Guidelines, Design Standards and assigned educational program requirements. All identified life safety, fire, accessibility code deficiencies, and ongoing maintenance issues shall be corrected. Construction will be phased on an occupied campus. Temporary portables may be required in the phasing effort. General scope items within the existing buildings include, but arent limited to, remodeling, renovation and improvement to structural elements, building envelope, exterior finishes, interior finishes, instructional technologies and mechanical, electrical, lighting, data, communications and security systems. General scope items in the site package include, but arent limited to renovation, improvement, replacement and/or expansion of existing parking areas, parent loop, bus loop, physical education facilities, playgrounds, exterior walkways and canopies, site lighting, site signage, underground utilities, storm water retention, landscaping and irrigation. Expected deliverables include, but are not limited to Program Verification Report, Facilities Condition Assessment, Facilities List and Space Allocation Analysis, Educational Specifications, Estimates, Construction Documents, Phasing Plans, FISH Plans, OEF 208A Form, FF&E Schedule & Specifications, Design Calculations, Life Cycle Cost Analysis, Color Charts and Finish Schedules, and Project Schedules. The Architect will be required to certify that the project meets one of the three Statute mandated Sustainable Standards and submit all required checklists. The estimated construction cost may range from $13,500,000 to $15,500,000. The Architect and Engineer team shall provide all professional services to deliver to the owner a safe, finished, and fully functioning Elementary School Facility within the estimated construction budget. The method of contractor selection has not been determined at this time.
