Site work, paving and new construction of a mixed-use development in Daly City, California. Completed plans call for the construction of a two-story above grade, 56-unit multi-residential development; clubhouse / community center; for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The project consists of building a 56 unit modular housing complex surrounding a central Community Building, and accompanying sitework and utilities. The residences will be built off-site using volumetric modular construction. Site built components include the entire Community Building, exterior enclosure of residential buildings outboard of factory built modules, residential building utility closets, trash enclosures, postal kiosk, steel pan stairs, breezeways, & balconies. Specific trades include, but are not limited to: scaffolding, cast-in-place concrete, concrete reinforcing, site concrete, PP&F, module transport, module setting, masonry, metal stairs, metal fabrications, architectural wood casework, waterproofing, traffic coatings, insulation, sheet metal flashings, weather barrier, joint sealants & firestop, doors, frames, and hardware, storefronts, drywall, paint, ceramic tile, resilient flooring, signage, toilet accessories, fire extinguishers & cabinets, appliances, earthwork, grading, asphalt paving, pavement markings, fences and gates, landscape, and site utilities. Bidders should note that the residential building modules come with nearly complete interiors from the factory, but bidders must include any work associated with seaming-together of building modules including patching of leave-outs where required for structural or MEPFP connections between modules and plug walls. Drawings generally indicate where work within units is to occur as part of assembly of the modules, but not all elements are necessarily indicated. A summary of these locations is included to assist the bidders to quantify this scope of work. Each bidding subcontractor must include all on-site work shown, or that can be interpreted, or extrapolated as necessary to provide a complete, finished product. For example, a pass-through opening between adjacent modules will require seaming of flooring and drywall. The factory will ship-loose flooring for flooring subcontractor to install at these seams. Drywall subcontractor will furnish and install material to close and finish the jamb and head of the seam. This is just one example of work necessary to provide a complete scope. There are others, and bidders must include all on-site work shown, or that can be interpreted, or extrapolated as necessary to provide a complete, finished product. To reduce ambiguity whether work is to be done in factory or on-site, bidders are encouraged to: ask questions about scope in writing by 5/18/21 reference Overaa Scope Clarification included in "Other Documents" folder. reference the "State Set" drawings which uses the following nomenclature: [S] to indicate work done on-site, and [F] to indicate work done in-factory. read sheet notes which indicate whether work is to be done as on-site or in-factory. MODULE TRANSPORT: Module transport subcontractor must transport modules from staging yard at Daniel Webster Elementary School (approximately one mile from job site) to designated pick point at job site. Module transport subcontractor's scope includes development and coordination of route, permitting, traffic control, flagging, pilot cars, and insurance as required to transport modules. MODULE HOISTING: Module hoisting subcontractor must provide crane, rigging, spreader, labor, and insurance to pick modules from module transport and set into final location at job site. Bids should include all necessary labor, material, and equipment to provide a complete scope package for the given trade.
