Site work and new construction of a multi-residential development in Brant, Ontario. Completed plans call for the construction of a 47,000-square-foot, five-story above grade, 49-unit multi-residential development.

The housing development will be a 5-storey apartment building with 49 residential units. The target design build price including cash allowances is $11,330,000.00 (excluding HST). Design and build a new 5-storey apartment building with 49 residential units and related ancillary facilities for the City of Brantford (the City) and Brant County. Units to be a mix of one and two bedrooms with a total Gross Floor Area (GFA) of approximately 47,000 ft2. The new development is to be located adjacent to an existing 50-unit apartment building at 170 Trillium Way in Paris, Ontario, at the corner of Trillium Way and Grand River Street North. The standards are to be read in coordination with all requirements in the Ontario Building Code, Ontario Fire Code, Brant County Site Plan Guidelines, the Brantford Facility Accessibility Design Standards (FADS), Ontario Occupational Health and Safety Act, National Fire Protection Association, and Brant County standards and Bylaws. The proposed schedule is intended to have the Work started by the end of May 2022. The Design-Builder is required to submit for and receive Site Plan Approval by August 2022. Refer to the attached Pre-Consultation meeting minutes dated December 16, 2020 for the requirements related to Site Plan Approval (SPA). The Design-Builder should complete the design phase in August 2022 and get permits to start building construction by the end of October 2022. Construction must be complete by November 2023 with at least 25% occupancy of the apartments.
