Site work, paving and renovation of a mixed-use development in Kissimmee, Florida. Completed plans call for the renovation of a 38,351-square-foot educational facility; laboratory facility; for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.
AVCON PROJECT No.-2020.0099.35 SGM#: 2020-241 Work to performed under this contract shall include all labor, materials (except those indicated as provided by Owner), equipment necessary to provide the completion of the additional construction services as shown in the drawings provided by GatorSktch (Attachment B), dated 11/30/2020. Due to new code requirements, additional scope is being added to the project that cannot be completed within the existing Construction Manager's contract. Contractor is to provide necessary labor and materials for the installation of an additional interior steel structure. Installation of the steel structure should minimize impacts to partially completed interior works. Where necessary, rework of existing interior walls and conduit must be performed by the contractor. Contractor is to provide new CNC Lab and Classroom as shown on the attached drawings as future work. Vendor is to complete fit out of additional planned Lab and Classroom by providing walls, electrical, and FF&E as required, including new stud walls, doors, interior windows, compressed air piping and hose reels, HVAC VAV box and exhaust fan and associated ductwork, electrical outlets and circuits for the CNC Classroom and Lab equipment. Additionally, as part of this scope, the Contractor is to provide and install exterior chain link fencing around the site and electrical equipment. In addition to the exterior fencing, Contractor is to supply (9) asphalt parking spaces, handicap signage, D type curbs and a sidewalk around the west side of the building. Also provide an asphalt drive, concrete slab, aluminum canopy and overhead door on the south side of the building. Contractor is to supply and complete the installation of all low voltage systems for voice/data, PA, Intrusion Detection, and DAS for entire building (except for installation of 12 strand fiber to main building MDF). Completion of interior walls and electrical fit out is already contracted by existing construction manager and dependent on completion of added interior structural steel. Work done for this scope must be coordinated simultaneously alongside existing construction manager for avoiding rework, redundancy, and delays. Welding equipment including an exhaust extraction system is to be supplied and installed by the manufacturer and consideration and coordination for this scope must be provided. The Owner shall have the sole option to require the vendor to include a supply bond in the amount of 100% of the purchase order price. The bond shall be from a qualified surety company authorized to do business in the State of Florida and acceptable to the Owner and General Contractor. The cost of the supply bond shall be included in General Contractor's Bid Amount. Within five (5) business days after the execution of this agreement, General Contractor shall provide Owner's Project Representative with Payment and Performance Bonds, after recordation in the Public Records of Osceola County, in the amount of 100% of the total sum of the Agreement, the costs of which are to be paid by General Contractor.
