Site work and new construction of a multi-residential development in Thornton, Colorado. Completed plans call for the construction of a 27,500-square-foot, four-story above grade, 142-unit multi-residential development; and for site work for a multi-residential development.
As of April 2022 this project has broken ground and is under construction. Maiker Housing Partners is seeking a General Contractor for Construction Management and General Contractor services to construct 142 new apartments in Thornton at 4220 E. 104th Avenue. Maiker has been awarded Federal and State Low Income Housing Tax Credits for this affordable multifamily housing community called Crossing Pointe South. The two 4-story elevator-served buildings will be located on the southern portion of the site near the corner of E. 104th Avenue and Colorado Blvd. Maiker has procured Van Meter Williams Pollack (VMWP) as the Architectural and Engineering firm to design the overall project. Please see Attachment B for Contextual map of Site and Proposed Site Plan (only 1st floor of the two buildings Questions due - Thursday, Feb. 4th, 2021 at 3pm (MST) Questions must be submitted in writing on provided Request For Information (RFI) form, Attachment A to kkemp@Maikerhp.org Scope of Work: The Contractor selected will be required to estimate, bid, procure, and manage all construction activities related to the project, including all duties necessary to successfully complete the project and satisfy inspection in accordance with the construction documents and applicable federal, state and local codes and requirements. This affordable housing development will include 51 one-bed, 76 two-bed and 15 three-bedroom units. Common area amenity spaces include both interior (about 27,500sf) and exterior with a total of 239 surface parking spaces. In-unit amenities will include all kitchen appliances (refrigerator, stove, dishwasher and microwave) as well as laundry washer/dryers. Contractor will be required to provide a copy of its appropriate business license allowing that entity to provide the required services within Adams County, Colorado, and as applicable. Interviews MAY be held for top ranked proposers. If conducted, Maiker anticipates conducting virtual interviews on or around the week of February 22nd, 2021, between 9:00am and 4:00pm. The Contractor will be required to furnish an assurance of completion through a Payment and Performance bond for 100% of the contract price. Maiker reserves the right to reject any or all proposals, to waive any formality in the RFP process, or to terminate the RFP process at any time, if deemed by Maiker to be in its best interests. Maiker reserves the right to negotiate any fees and terms proposed. Anticipated Construction Schedule: Maiker estimates a 18-20-month construction period with the following major milestones tentatively set: * Concept Design and Initial Schematic Design are complete * Federal and State Low Income Housing Tax Credits were awarded to this project in November 2020 * March/April 2021-Initial Guarantee Maximum Price based on ~75% Construction documents * August 2021 - Construction Documents completed. Building Permits obtained. GMP needed by General Contractor * August 2021- Construction Commencement -18-20 months anticipated duration Pre-Construction Services: Maiker anticipates conducting preconstruction services between the time of Contractor selection and construction loan closing on or around August 2021. Contractor shall review the intended project scope, provide cost estimation services, recommend scope alternatives, and work collaboratively with Owner, Architect and any contracted Owners Representative to determine the final project scope, budget and schedule.
